Types of Due Diligence Inspections

Water-Focused Inspections
This Due Diligence Inspection focuses on the underground stormwater management and conveyance systems. If left unmaintained this can lead to major sinkholes, clogging, flooding of adjacent structures, and catastrophic embankment failures.
Phase I Environmental Site Assessment
Phase I Inspections research and collect information about a site. This includes reviewing state and local agency records, and historical records, such as topographic maps and aerial photos. During this Phase, a site inspection is performed to assess current conditions and property use.
Phase II Environmental Site Assessment
Phase II inspections investigate and evaluate potential environmental risks. This is performed by collecting and testing soil, groundwater, and building materials for pollutants.
Phase III Environmental Site Assessment
Phase III focuses on determining the magnitude of pollutants and extent of their release. A site remediation plan is developed to mitigate the site’s pollutants.

Inspections identify any protected wetlands on a site currently in place. It also can identify areas of a site that may meet the definition of a wetland but may not be officially delineated and certified.
